Accomodation Comprises:-

Entrance Hall- A small but light hallway leading to the main open plan room.

Dining Area- Dining table seating 4-5 people with well equipped bureau/drawers containing maps, local information, puzzles and card games.

Kitchen- A modern kitchen fully equipped with microwave, 4 ring electric hob/oven/grill cooker, washer/dryer machine, fridge with freezer compartment, ironing board, vacuum cleaner, kettle, toaster. Good quality kitchen utensils, place settings for 6 people.

Lounge- Open plan lounge with natural oak adams style surround with marble hearth, a 3 bar electric log effect fire.

The lounge is furnished with comfortable seating area for 4 people including coffee tables, lamps, colour TV, DVD player and video recorder with tapes.

Bathroom- Situated on the ground floor. Bath with electric shower, WC, hand basin, wall mirror and electric towel rail.

Master Bedroom- Has attractive oak beams with double bed, bedside tables and lamps, wardrobe and dressing table with large
mirror. Two bedroom chairs.

Second Bedroom- A very cosy bedroom with oak beams, two single beds 6'4" long and 2'6" wide, bedside table and lamp. Pine wardrobe with one set of drawers with mirror, one bedroom chair.

Landing- With fitted wardrobe leading to bedrooms and a WC with wash basin and airing cupboard.

Garden/Patio- Attached to the rear of the cottage is a pergola creeping with roses and honeysuckle. Patio with tables and chairs.

The use of the large gardens, lawns, orchard and garden furniture. Children are welcome to play ball games etc. There is a parking space for one car.

Heating- Electric heating in all rooms, Gas central heating is optional.

Electricity- By reading of the meter.

Linen- Optional.

Towels- Optional.

Cot/High chair provided.

Transport and Shops- The distance of the nearest Post Office, Farm Shop/Animal Farm from Snowball Cottage is approximately 200meters or a 5 minute walk. The public pay phone is 150meters away, which is situated at the centre of the village, near the
village green and maypole.

The local public transport (bus service) stops and picks up at the village green, 200meters away. The buses travel to and from Malton/Helmsley six days a week and stop en-route. The nearest railway station is six miles away in Malton and connects to Scarborough/York. Timetable details are provided in Snowball Cottage.
